This corner was M&M Sunoco for forty years. It's been a vacant lot ever since. Broken asphalt and concrete barriers, right across Route 532 from Washington Crossing Park, a National Historic Landmark.
The village already has great anchors: Colonial Farms, Dominick's Pizzeria, the Washington Crossing Inn, and a Shell station on the opposite corner. What's missing is something that activates this specific spot and gives the village a real center again.
Even the owner put out a public call for ideas over the winter. The community responded. Now it's time for the Township to hear it too and push a real project into motion.
The more neighbors who sign, the harder it is for the Township to ignore. We're not here to pick winners. We want something walkable, village-scale, and worthy of this location. Not someday. Now.
This corner is designated Village Commercial — cafés, restaurants, small shops, mixed use are all permitted uses. Drive-thrus and gas station expansions are not. The rules are already written. We just want to see them used:
Human-scale — a place people linger, not a drive-through convenience stop
Rooted here — sympathetic to Washington Crossing's character, not a chain format dropped in from anywhere
A reason to stop — something that gives this village an actual center

Washington Crossing Historic Park is right across the street: a National Historic Landmark where Washington crossed the Delaware in 1776. The Township is actively pursuing historic district designation for this exact village.
